Changes to Building Regulations for Installation of Electric Vehicle Chargers

At the end of last year, the Government released the proposed changes to regulations surrounding the installation of electric vehicle chargers in new build developments. The date for when this becomes legislation has now been confirmed as 15th June 2022.

From that date, developers of new residential and non-residential buildings with more than 10 car parking spaces will need to ensure full compliance with the regulations in Approved Document: S – Infrastructure for the charging of electric vehicles.

“The changes are not unexpected; however, they are far reaching in terms of what developers will have to do to be compliant,” said David Stafford, Commercial Manager, Webasto UK. “It requires developers to be compliant in the number of chargers provided, where they are sited, the types of chargers installed, and to ensure that all other relevant building regulations such as Part B (Fire Safety) and Part P (Electrical Safety) are complied with.”

Designed to support the ban of petrol, diesel and non-EV powered vehicles from 2030, it is expected that up to 145,000 additional charge points will be installed each year as a result of the charging legislation, bringing greater depth and accessibility to the UK charging network and increasing consumer confidence and uptake of EV purchases.

“It is really important that developers read the detailed guidance as to how this will impact on them and the property and development plans that they have scheduled both now and, in the future,” said David. “As experts in the field of providing electric vehicle charging solutions, we are well placed to support developers in designing networks, supplying individual chargers, or advising on how the legislation can be met.”
